We all know that purchasing a home is one of the major decisions one can make in their lives. You must make sure the timing is right for both you and your family.

Before you decide to purchase, there are many thoughts that will go through your head:

As your agent we will sit down and discuss what you are looking for in a home. Establishing your criteria is a crucial part of the buying process. I will need to know your price range, style of home and essential features you desire. The timeframe for the purchase of your home is also a critical factor in the buying process.

The real estate market is ever changing and we need to be organized and timely to ensure we do not miss out on the perfect home. Once I have all of the criteria our search can begin. What is pre-qualification? Pre-qualification is a process lenders use to determine, based on your income and debt, what you can afford to spend on a home.

A pre-qualification letter from a lender is one of the single most important parts of the journey in purchasing you home. Once we can define what your financial limit is it will allow me to better serve you in finding a home. The pre-qualification letter can actually aid us in the negotiating process if you find a property you want. It can be used as leverage when going up against another buyer, with their agent and sellers may be more willing to compromise on their sale price if they know they have a solid qualified buyer.

We did it! We have finally found that perfect home for you and your family and it is now time to make an offer.

Once we have determined a price to offer for the home we will write up an offer and present it to the seller through their agent. If the offer is rejected don’t despair as we will negotiate to find some common ground. Once we have an accepted offer we will prepare a written contract and move forward.

The sellers have accepted your offer, the terms of the deal finalized, the contract signed and it is time to send everything to the closing department for processing.

I highly recommend a home inspection is done on every property. This could potentially save you thousands of dollars in the future. If any problem areas are identified during the home inspection, we can negotiate to have them repaired or compensation made to us prior to closing.

My closing department will guide you through the process, work with your lender, help you choose an attorney and help with the many details that are involved with moving into your new property.

The benefits of having a full time closing department on your side to assist in making sure all the pieces come together in a timely fashion is invaluable to closing on schedule.

This is the moment that you have been waiting for where the process of researching, previewing, and negotiating are all complete. You will have a final walk through of your soon to be new home and head for the closing.

It is important to schedule an appointment for a morning closing. You will meet with your attorney, and they will guide you through the signing of all the appropriate documents to ensure you take legal possession of your new home. A courier will take the documents to the courthouse to be recorded and once the recording is complete the house is legally yours and you are free to move in. Recording does take time, which is why I highly recommend you get the closing scheduled for the morning so there is sufficient time for the deed to be recorded before the end of the day.
